Here is another deficiency that could not have been discovered if the home inspector didn't walk the roof. The electric mast flashing was never installed when the home was built in 2005. The roof sheathing has begun to decay. This was in North Port, Florida.

Wow, that looks serious. A leaking roof can cause many serious problems like rotting, staining and even the growth of fungi. If the roof is a bit old then it's time to replace it.
